Overview

Cook Farms contains 1176.76 acres of deeded property. It is located on the Southwest Corner of Pilot Rock, Oregon. It is within 15 ½ miles of Pendleton, Oregon in Umatilla County. This location is positioned at the central crossroads of the Northwest with close access to highway (I-84 and I-82), rail (Union Pacific), and water (Columbia River) transportation. It is also located within one of the major food processing areas in Oregon - with easy access to potato-processing plants, vegetable-processing plants, Tillamook Dairy Co-op, and cattle feed yards.

The climate supports a long growing season with mild winters, long summer days and cool nights. The climate and the deep, well-drained soils support a wide variety of operations such as row crops, small grains, livestock wintering, feeder back-grounding, dairies, wineries, hunting, viticulture and horticulture, and other irrigated and non-irrigated crops.

The location, climate, and soil make this farm useful for many types operations. The following are some typical crops grown in this area with good results:

Because the farm is located near several feed lots and dairies, and the climate provides a mild winter, it would work well as a wintering operation for livestock in large numbers or as a dairy.

This farm is located at the central crossroads of the Northwest for highway, rail, and water transportation. It is situated just off Interstate 84, a major East-West freeway, and is in close proximity to a major North-South freeway (I-82). It is next to the major route of the Union Pacific railroad from Portland, Oregon to Denver, Colorado. It is 55 ½ miles from the Port of Umatilla on the Columbia River, which provides barge transportation.

The property abounds with wild life that would satisfy the most avid hunter. There are deer and chukars. Ducks and geese use the fields in the fall and winter. There are some pheasants and good numbers of dove and quail. The farm is but a short distance to the Columbia River for steelhead, salmon, crappie, perch, bass, walleye, sturgeon, and trout.

Property Details

Zoning: Zoned for Exclusive Farm Use (See appendix for details.)

Growing Season: The growing season of frost-free days varies from 140 days to 165 days.

Elevation: The elevation varies from 1700’ above sea level to 2002’.

Soils: The soils vary from a Pilot Rock Silt Loam to a Morrow Silt Loam which is a modestly deep, well-drained soil formed on sand, to Burbank Loamy fine sand which is also a very deep, well-drained soil. There is a small area of Royal Silt Loam that is a deep, well-drained soil.

Water Rights: The farm has 946.3 acres of water rights.

Irrigation: The farm is irrigated with circle irrigation. There are 9 full circles for 950 irrigated acres. The electric-powered circles are supplied by two wells.

Rainfall: The rainfall varies from 12" to 16" per annum.

Power: Power is supplied by Pacific Power and Light.

Taxes: The Umatilla County taxes for 2000 tax year were $5,234.85 (15-32 #2402 Serial number 14279).

Mineral Rights: The owner does not warrant that there are any mineral rights available. However, any mineral or Geothermal rights owned by seller are included as part of the property being offered for sale.

Description of EFU: The purposes of the EFU, Exclusive Farm Use Zone, are to preserve and maintain agricultural lands for farm use, including range and grazing uses, consistent with existing spaces; to conserve and protect scenic resources; to maintain and improve the quality of air, water and land resources of the county and to establish criteria and standards for farm uses and related and supportive uses, use zone to provide the automatic farm use valuation for farms, which qualify under the provisions of O.R.S. Chapter 308. For further clarification contact the Umatilla County planning Department.
